Non-fiction e-books that educate your potential audience on specific topics like finance, online marketing, and business are going to make you more money than fiction books. Of course, there are always exceptions and you could write the next Harry Potter book, but if you want to create some residual income opportunities quickly, I would suggest you go for what sells first!

The virality of information and messaging is subject DIRECTLY to the audience and how it sees, understands, shares and promotes this content. The major failing of any and all marketing departments and C-suite executives is that they request a viral video or viral image or viral tweet to help build the brand or promote an event. It. DOESN'T. WORK. YOU. CAN'T. DO. IT. If there were a true formula for creating viral content, it would be worth BILLIONS and only the most successful companies would own the patent on the strategy and methodology. Viral just happens and you thank your stars if it happens for your content or message. Now move along. Real marketing takes hard work and thoughtfulness.
Can you expound on the use of publicly-traded REITs as a passive income source? I’m 31 years old. No children. No wife. No dependents. (I am the closest thing to Ebenezer Scrooge you’ll ever see). My monthly expenses amount to less than $2,000 per month (most of which go to pay student loans) . I have a decent job making over $55K per year. I also have a $60K inheritance coming my way in a few weeks. I am absolutely crazy about achieving absolute financial independence, which for me would require a passive income of over $2000/month to cover my living expenses. I could achieve that in a mere couple of years if I were to save excessively and dump my savings (and inheritance) into a Mortgage REIT via the stock market, most of which are shelling out above 10% returns in dividend payments. Is this a good strategy for me? Or am I being too hasty and assuming too much risk?
The vast majority of my investing is in retirement accounts and won't be tapped for income until I reach at least 59.5 years old. I invest about 5% of my pre tax income in 401k that my employer matches. Have close to 70k in cash in checking. Also,I liquidated around 40k in my 401k and not sure where to invest that in (bonds vs stocks) because of stocks trading at record high. Have a rental property that is paying itself now and I will pay off the mortgage completely in 5 years. My immediate concern is the cash in checking acct that’s not doing much. Viral marketing is a continual, interactive process. A company that implements a viral compaign shouldn't simply let it run its course without adjustment. The Blair Witch campaign remained active on Internet message boards, interacting with real fans and regularly updating websites with more information based on fan discussions. It, like most viral campaigns, succeeded because it grew along with the interest in the product.
Messenger: Three specific types of messengers are required to ensure the transformation of an ordinary message into a viral one: market mavens, social hubs, and salespeople. Market mavens are individuals who are continuously 'on the pulse' of things (information specialists); they are usually among the first to get exposed to the message and who transmit it to their immediate social network. Social hubs are people with an exceptionally large number of social connections; they often know hundreds of different people and have the ability to serve as connectors or bridges between different subcultures. Salespeople might be needed who receive the message from the market maven, amplify it by making it more relevant and persuasive, and then transmit it to the social hub for further distribution. Market mavens may not be particularly convincing in transmitting the information.
