Unfortunately, I can’t answer that conclusively one way or the other. It all depends on you, what you like to do, your work ethic, personality, etc. If you are a good writer perhaps you could write a book and make money that way. Or, you could start your own website and do affiliate marketing. Just because you are young it doesn’t mean you can’t make money doing at least a few of these ideas. It is hard to know when a marketing campaign has truly been successful but with viral marketing campaigns it is more so. Even if you receive lots of free publicity and traffic to your website, if the aim of the campaign was to increase sales and this hasn’t been achieved then the success of the campaign is questionable. As an struggling young Engineer (back in the Carter era) I bought anything I could renovate then rent to justify paying the 18% interest. The TV show The Walking Dead teamed up with UC Irvine to create an open online course on what a zombie apocalypse would be like. Zombie lovers ate it up like free brains. Both the show and the university benefitted. HP teamed up with Kiva to allow HP employees an extra $25 to donate to the Kiva project of their choice. Both HP and Kiva gained exposure, while worthy charitable causes received funding.
This campaign is a great viral marketing example of where the benefits must outweigh the cost as those against Nike’s messaging started to post videos of them destroying their branded apparel and refusing to support the company again. If you are planning on taking a side within your viral marketing campaign make sure you measure the benefits and costs as it could involve you losing customers and ultimate money in the long run.
After these tenants move out, I'm thinking of just keeping the rental empty with furniture. It sounds stupid to give up $4,200 a month, but I really hate dealing with the homeowner association, move-in/move-out rules, and maintenance issues. Buy vending machines and put them into areas that receive high levels of foot traffic. The investment cost is high, but from then on it is a matter of restocking the machines as needed. If you are able to find success with your first machine, there is nothing stopping you replicating it many times over. This business model is very passive, but the high start up cost and low potential for super profits holds it back in my opinion.

Hi, it’s probably been brought up before, but the statement “you can’t touch pre-tax retirement accounts without a penalty until 59.5” is incorrect. You can touch the traditional 401k accounts with a SEPP (substantially equal payment plan), and not pay the 10 percent penalty. You can also touch a Roth without the 10 penalty using the same strategy, although I understand you will pay taxes so you lose the Roth’s advantage. When I found this out, I stopped contributing to Roths because I wanted to retire early. Who knows if they will even live to age 59.5? So many people don’t!

Viral marketing is a customer-focused approach, so the first step is to identify the target demographic for a product and what they value the most in products, requiring marketers to research and analyze demographic data. During the Blair Witch campaign, the filmmakers and main marketing agents for the movie were accomplished film students. They examined what made horror movies compelling for the demographic of teens to young adults they were targeting, as well as explored how that demographic shared information. They used this information to focus on their product's mystery, and they concentrated their early efforts on the Internet where they knew they would have the best chance of reaching a younger audience.
